Humdo: Modern Living, Humming Communities ("Humdo," "we," "us," or "our") provides a comprehensive software suite for the management of residential communities, including condominiums, homeowners' associations (HOAs), and associated amenities such as gyms, playgrounds, and daycares (the "Services").

This Privacy Policy describes how we collect, use, disclose, and protect the personal information of our users, including residents, property managers, staff, and visitors.

2. Information We Collect

We collect information directly from you, automatically through your use of the Services, and from your community/HOA management.

A. Information You Provide Directly

This includes Personally Identifiable Information (PII) necessary for community operation:

  • Contact & Identity Data: Name, address, unit number, phone number, email address, emergency contacts, photo ID for verification.
  • Financial Data: Bank account or credit card information for processing HOA fees, rent, or booking deposits (Note: This is typically handled by a PCI-compliant third-party processor; we do not store raw card data).
  • Community Management Data: Vehicle information, pet details, violation histories, voting records, and maintenance requests.
  • Daycare/Child Data (Highly Sensitive): Child's name, birthdate, medical history (allergies, medication logs), authorized pickup lists, and attendance records. (See Section 5, COPPA Compliance).

B. Information Collected Automatically

  • Device Data: Device type, unique device identifiers, and mobile network information.
  • Access & Booking Logs: Time-stamped records of when users access amenities (e.g., gym check-in) or make facility bookings.

3. How We Use Your Information

We use your information for the following purposes:

  • To Provide the Services: Facilitating communication between the resident and the HOA/Property Manager, processing payments, managing access control, and fulfilling maintenance requests.
  • For Daycare Operations: Tracking child attendance, logging medication administration, ensuring child safety through authorized pickup lists, and communicating daily updates to parents.
  • For Security and Compliance: Auditing usage logs, verifying user identities, preventing fraud, and ensuring compliance with local HOA laws and regulations.
  • For Communication: Sending emergency alerts, maintenance notifications, policy updates, and optional marketing (with separate consent).
  • To Improve Services: Analyzing usage patterns to enhance the platform's features and user experience.

4. Disclosure and Sharing of Information

We will not sell your Personal Information. We share your data only in the following limited circumstances:

  • With Your Community/HOA: We share PII, violation history, financial ledger details, and usage logs with the authorized Property Management and the elected Board of Directors, as required for community operations.
  • With Service Providers: We use trusted third parties to perform services on our behalf, such as payment processing (PCI-compliant), cloud hosting, and email delivery. These parties are contractually required to protect your data.
  • For Legal Compliance: We may disclose information if required by law, subpoena, or governmental request, or to protect the rights, property, or safety of Humdo, our users, or the public.

5. Children's Online Privacy Protection Act (COPPA) Compliance (Daycare Module)

The Daycare Module handles data related to children. We are committed to compliance with COPPA and similar international laws:

  • Under 13: We do not knowingly collect PII directly from children under 13. All data related to children must be provided and verified by the parent or legal guardian.
  • Parental Rights: Parents/guardians have the right to review their child’s PII, direct the deletion of their child’s PII, and refuse further collection of their child’s PII.

6. Your Data Rights

  • Right to Correction: The right to request that we correct any inaccurate information.
  • Right to Deletion (Right to Erasure): The right to request the deletion of your personal information, subject to certain legal limitations (e.g., we must retain financial records as legally required by your HOA).
  • Right to Opt-Out: The right to opt-out of the "sale" or "sharing" of your PII (we do not sell your PII).

7. Data Security

We employ robust security measures, including encryption (at rest and in transit), role-based access controls, and two-factor authentication (2FA), to protect against unauthorized access, alteration, disclosure, or destruction of your personal data.

8. Changes to this Policy

We may update this policy periodically. We will notify you of any material changes by posting the new policy within the Services or by email. Your continued use of the Services after the change indicates your acceptance of the revised policy.
